December 2022 Stay
December 2022 S. from Deep GapThis is a 5-star house and location, I knocked off a point for maintenance issues. We arrived later than planned due to flight delays and lost baggage issues we had to deal with before getting started on our beach trip. It was 28 degrees outside when we arrived and the house was 55 degrees. Which was not a problem, we turned up the thermostats on the first and second floor. The heat came on upstairs and warmed the rooms quickly. The heat on the first floor really struggled to get the room up to temperature. In fact it was several hours before it was comfortable downstairs, to help with the chill, we tried to light the fireplace downstairs but were unable to get it to stay on. As we were checking heat registers to see if they were blowing cold air, we discovered that the downdraft vent on the cook-top was spewing cold air into the room, and that whoever tried to clean the cook-top, didn't get it clean, it was very greasy, and had not reassembled it correctly, so only one burner would light. I requisitioned the burner caps and grate in order to be able to use the other three burners. I then placed towels over the down-draft vent to stop the cold airflow._x000D_We chose to sleep in the North-East upstairs bedroom for the ocean view, and the next morning I discovered that the toilet seat in that bathroom was so loose it was barely hanging on. I tightened both bolts by hand so that we could use the seat. We went downstairs to prepare breakfast and discovered dirty dishes in the cabinets. I pulled out two plates that had food residue on them, so I washed them by hand, then when I pulled out coffee mugs, they had coffee drips on the outside of the cups, so I washed a couple of those by hand too. For our first big meal we washed several plates, glasses and cups by hand, then just reused those cups and plates the rest of the trip. Out of curiosity I did discover several more dirty dishes in the cabinet, and upon leaving reported to the management company the fact that there were still dirty dishes in the cabinet. The cook-top, counter-top and the top oven were extremely greasy, I cleaned the counter-top and cook-top, but did not attempt to clean the oven._x000D_Outside the house, there were several window screens off the window laying on the porch, which I put back in place. There was furniture blown over on the decks, including a bar-height table and several chairs, obviously it had been very windy recently, I sat all that furniture upright. Out on the pool deck the water hose was still connected to the faucet and it was frozen solid. I unhooked the hose and pulled it into the sun to thaw, but the faucet was still frozen and no water would come out. We called maintenance about the fireplace, and the quickly sent someone out, but he was unable to fix it. I informed him about the water hose issue, he looked at it and said if it started leaking inside to let him know. He said he would have to get a fireplace company involved for the fireplace issue. (no one ever came) the upstairs fireplace worked so we just ended up spending most of our time upstairs. One evening we heard some loud noises we were unable to identify, but the next morning were able to determine the noise was coming from a gate underneath the house being blown open and shut by the wind. The latch to the gate was broken, so I wouldn't stay closed, and a hook in place to hold it open was so bent, it wouldn't stay hooked. I didn't have tools with me or I would have bent it back in place. So I just placed a propane tank in front of the gate to hold it closed. That's when I discovered the weather seal on the outside door closest to the kitchen was out of its channel and preventing the door from being able to be closed enough to latch the deadbolt, so I reinserted the weather stripping in the door and got it closed, but it was loose and will probably come out again, we just didn't use that door again. _x000D_We had a great trip, the house is well laid out and would accommodate many more people comfortably. It is in a great location, close to a lot of great food, grocery stores, shops and more. I would recommend 4-roses to anyone looking to stay at the beach on the Outer Banks. I only documented this to inform the management company and the owner of some things that could have become maintenance requests had I not been able to take care of them. Some are routine maintenance items and others are a result of sloppy house keeping, Since this is my first time dealing the Village Realty, I don't know if this is par for the course or an exception. I hope it's the latter and that these comments will help rectify the issue. My answer to the next question regarding my willingness to recommend Village Realty, may change depending on the response I receive.

Rylann from IDWonderful house right on the beach! Each room has its own fun theme and TV. Heated pool and hot tub are great amenities to enjoy at night after a long day on the beach. Large kitchen well stocked to do some cooking along with a gas grill set up and ready to go. Centrally located between a variety of stores and restaurants. Had a wonderful stay and can't wait to book it again!

Dale F. from Newport News, VIRGINIAOur family enjoyed Beach Breeze! Plenty of space! It is centrally located to the shopping areas and to the restaurants. We did need to call for a small maintenance issue and someone came out immediately and took care of it. Some of the screens are difficult to slide and some of the kitchen items could be upgraded and restocked. There is plenty of parking although some of the decorative cement stones have come apart. The nooks on the third floor are an added pleasure. And the master bedroom on the third floor is a wonderful. We will consider returning.

Good ocean-front house for multiple families
John D from Potomac, MdThis is our second year in Beach Breeze and the 19th consecutive OBX year for these 3 families (our own 53th at Nags Head). Great location for activities, restaurants, and grocery shopping. Pool and hot tub compliment the newly-widened beach. As others have commented, there are a few maintenance issues as there are with every house we have rented. But none of them detracted from a wonderful vacation. We are planning on returning in 2020.
JR25 Beach Breeze
Richard C. from Mastic Beach, NYFourth visit to this house. Excellent location to amenities. Several issues with the general maintenance of the house. The first floor rear slider has never worked properly. The beach walkway is not maintained at all. We had to shovel sand from behind the gate just to access the dune walk. No pool ladder or railing for disabled. Electrical outlets by pool were inoperable. I would think that for the substantial rental fee for the week, it would warrant a well maintained house. It was still a great vacation with family. Still recommended.
Beach Breeze June 2019

They were doing beach restoration and it was right in front of the home when we first got there - surprisingly it did not really interfere with our access to the ocean and did not really cause any problems or concerns. This is our 14th year of vacationing in the Outer Banks - every house has it's positives and negatives, Beach Breeze is a very nice house - we cook every night and the kitchen could have been a little better stocked with pots/pans/utensils and the pool area was a little on the small side but all in all the positives outweighed the negatives and we would consider renting Beach Breeze in the future!

Plenty of Space
Patricia O. from West Bloomfield Township, MIGreat amount of space for our group. Loved the upper deck and kitchen. Disappointed in some amenities and didn't want to spend our time following up with issues outlined upon arrival. Pool area was disappointing with 4 chairs for 16 guests. Pool was warm gor 1 day and there were no directions to refer to. We were never told of huge beach construction in front of our house. Beach stairs were inaccessible making it very difficult to climb, let alone lug our gear. Sliding doors on 2 levels inoperable. Parking was difficult and broken cement made entry dangerous and difficult. Our other groups also rented properties (4) received midweek pool cleaning, tons of pool and deck seating, light bulbs, doors worked and solid furniture. JR25 needs to be cleaned up, stickers removed from new windows, doors operating, reference sheets to work equipment, cleaners gone upon 4p arrival. Will not be back.

Thank you very much for your comments. We do apologize for the issues you encountered on your stay. The construction is actually beach nourishment to take care of beach erosion, we have no control over this issue as it is a county project. We will certainly check the sliding doors as well as the deck furniture to be sure there is enough for the home. We look forward to seeing you again on the Outer Banks next year!

Very nice vacation home right on the ocean. We appreciate each bedroom having its own bathroom. Also the larger table for 10 where another few chairs can be pulled up at the corners.
