Property Manager Emily Lewis works with full-time, accredited property managers as well as on-site staff and dedicated maintenance technicians to ensure worry-free management of your community association, HOA, or commercial condo association. We provide day-to-day accounting functions such as the collection of assessments, daily deposits, reconciliation of bank statements, and regular financial reporting, as well as monthly reports including Income Statement, Balance Sheet, General Ledger Detail, and Accounts Receivable. We are also attuned to the continuing financial health of your association and can work with you to create a long-range reserve asset maintenance plan.

Village Realty Business Profile
Village Realty is a full-service real estate firm with offices in Corolla, Nags Head, and Columbia, North Carolina. Village Realty has approximately 115 full-time employees as well as a number of seasonal workers. Departments include Association Management, Sales, Rentals, Maintenance, Housekeeping, and Administration.
Our Association Management Division manages over seventy property owners associations including single-family residential communities, co-ownership homes, residential condominiums, and commercial condominiums. The Property Manager, Emily Lewis, oversees the Property Management Department. She is supported by full-time Property Managers, on-site staff where needed, a maintenance department, and bookkeeping staff. Ms. Lewis and all senior property managers hold CMCA (Certified Manager of Community Associations) and AMS (Association Management Specialist) designations from the Community Association Institute. The President, Robert Oakes, Jr., and Vice President, Dorie Fuller, are directly involved in the Property Management division through the daily oversight of the Property Manager. Both hold the CPM (Certified Property Manager) designation from the Institute of Real Estate Management as well as North Carolina Real Estate Broker’s licenses. Village Realty is the only Accredited Management Company® on the Outer Banks.
Village Realty has full-service Maintenance and Housekeeping Departments. The services of these departments are available upon request of the Association. Our staff includes maintenance technicians, certified pool operators, and support personnel. Our service technicians are dispatched during working hours, from 8:30 to 5:00, seven days a week. Twenty-four-hour emergency service is available through our emergency contact number.
While Village Realty is available to provide many of the service needs of the property owners associations that we manage, in some circumstances the Board of Directors may elect to use sub-contractors for specific maintenance items. In this case, we work with the Board of Directors to agree upon a pre-set system for selecting contractors and securing estimates on work. No work is performed by Village Realty or a sub-contractor beyond the dollar amount specified by the Board of Directors without prior approval.
Our handling, record keeping, and reporting on the status of association funds are strictly governed by guidelines set forth by the North Carolina Real Estate Commission. These guidelines are designed for the protection of community associations. Village Realty maintains a $1,000,000.00 Employee Dishonesty Policy on all its employees as well as full workman’s compensation coverage. Our accounting functions include the collection of assessments, daily deposits, reconciliation of bank statements, and regular financial reporting. Monthly reports include an Income Statement, Balance Sheet, General Ledger Detail, and Accounts Receivable. We are interested in the long-term financial health of the association and will assist the Board with the acquisition and implementation of a long-range reserve asset maintenance plan if desired. We will also provide investment advice for reserve and operating assets as described in the Management Service Agreement.
