We stayed at Ballahack Cottage and it was the perfect house for our visit with friends. The owners thought of everything when supplying the house with things that you need on vacation. We are hoping to rent this house again next Fall. What a beautiful home.

We had an amazing stay at Ballahack Cottage. The home was beautiful, clean, and well stocked with kitchen utensils. It was also decorated so well it felt very much like a cozy home. Kudos to the individual who chose the pictures and displays! Village Realty also did an excellent job and was very responsive. We had a question about a shower temperature and they had a plumber over very quickly. They also called to check on us during the hurricane Erin to see if everything was ok. They had to remove the walkway down to the beach during the period of high waves and had it back in right away a day later. Village Realty is an excellent agency to utilize for a rental. I have two updates that could be checked on for the future and this information is in the departure that people should read. The bbq grill grease tray was full of grease and the ash pan was also full of ash and grease on top. When we started the bbq it started smoking like crazy and the ash pan started on fire. We quickly turned the grill off and cleaned up both the grease tray and ash pan. Maybe a reminder about keeping the grill clean is important. The other thing I noticed was the sink closest to the door in the top floor master bath was draining a little slow. These were minor issues for us and I just want you to know this was the BEST rental we have ever stayed in!

Ballahack Cottage is a fantastic house! This was our second year in the house and we really loved the improvements. It was great having an elevator to get luggage and groceries up to the third floor. The extra bedroom allowed our baby granddaughter to have a room of her own - something that her parents appreciated! The pool is beautiful and we all enjoyed it - even people in our group who weren't pool people. We have only 2 suggestions: There is an unexpected step to get to the pool area from the deck. It is marked with a painted white line, but it's not very noticeable. Several of us took a hard step down and one member of our party actually fell and ended up with a badly bruised foot. I wonder if the step was painted bright yellow instead of white if it would have stood out more. The other problem was crossing the dune to get down to the beach. This year there was a piece of green turf that connected from the rubber mat down the steepest part of the dune. By the third week in June, the turf was already so worn down that it was slick and very difficult to walk on. After dealing with the dune last year, we had purchased from Amazon a wooden slatted piece similar to the mats at the top of the dune and that helped - until you stepped on the slippery green turf. Perhaps another piece of the heavier black matting would help - but don't get rid of the rope! Even though it's a little difficult to cross the dune, we love Ballahack Cottage and are already looking forward to staying in the house next year!

An absolutely beautiful home, even the beautiful photos don't do it justice. Private access to the beach, private pool and jacuzzi. The house was spotless and communication with the rental company was easy. Would definitely rent the home again.

Wonderful week at OBX! The house was excellently maintained, beautiful decks, terrific views, and plenty of space for our extended family. The beach was lovely and the direct access so convenient. We also appreciated the Village Realty responsiveness and check ins. On day 2 the propane was low and we requested a new propane bottle which arrived quickly. Our week was so fantastic and hope to be back soon!

The weather was pretty terrible for the duration of our stay, but luckily the house was absolutely fantastic - so spending more hours than we intended inside wasn’t so bad. :) The hot tub got a lot of use, as did the kitchen (which was fully stocked). Despite the weather, it was amazing to be right on the ocean. We would not hesitate to stay here again!

This is a wonderful, spacious and well appointed home. Our family of 15 had plenty of room to spread out and enjoy the cottage. I loved the large covered porches with nice, comfortable deck furniture. The kitchen was large with plenty of utensils, plates, pots and pans, etc. There are two refrigerators, one in the kitchen and one in the rec room. We used the rec room refrigerator for beverages. I loved the master bedroom and bathroom. It was spacious and had a beautiful view of the ocean. Having two outdoor hot and cold water showers was nice and we enjoyed the gas grill for several meals. The air conditioner cools effectively. The walkway to the beach was in good condition and really loved the extra deck at the end of the walkway right before you step down into the sand. The hot tub was nice on the lower level. You do not have an ocean view from the lower levels of the house but the view from the top living, kitchen area was wonderful due to the large windows that allowed a full view of the ocean. There are a lot of stairs in this house and it was ok for our athletic in shape family but if you have health issues this could be a problem as there are three sets of stairs. The adults and kids loved playing the video games in the rec room which had a comfortable couch, large screen smart tv and full bathroom on the same level. The large washer/dryer is also on this lower level . There are flat screen tvs in every bedroom and three large smart tvs in the house, one in the family room, one in the rec room and one in the master bedroom. Three of the queen bedrooms on the middle level had separate entrances to the ocean side middle deck and my adult kids loved this perk. Also the twin bed room had it`s own balcony that faced the front side of the house. The kid room does not have outside access which was appreciated as we had small children in that bedroom.There is plenty of parking and there are two carports. The one recommendation I would make is to update the mattresses on the middle level with the 5 bedrooms. The king mattress in the master suite on the top level is still in good shape. I highly recommend this large house for families and look forward to returning in the future.

This is our 3rd year returning to this house and we will continue to rent this house if available. Exceptional views of the ocean, great for large family get togethers. Kitchen fully stocked, clean and welcoming. Walk to beach a little hard for older guests but otherwise perfect.

Beautiful house, great layout for our family. Gorgeous ocean views from the top deck and easy beach access. Kitchen was well stocked with everything we needed to include brand new Tupperware. Game room on the bottom floor with an extra fridge was a plus for the kids to hang out. House is well maintained with new decking and nice outdoors furniture. Only suggestion would be a new mattress for the 2nd floor king bed, otherwise Ballahack was just perfect!

This is a fantastic house! Worth all the praise. Plenty of space, comfortable beds. Fully stocked kitchen. Beautiful ocean views from the deck and dune deck. We hope to return soon.
